Home watch is a service that involves regularly scheduled in-person checks of vacant or semi-vacant luxury properties. During these visits, we do a visual assessment of the exterior and interior of the property looking for obvious signs of problems to help catch small issues before they turn into larger, more expensive ones.

At Domaine Concierge, we deliver comprehensive home watch services for luxury residences throughout Florida. Our process is methodical, detail-driven, and built around preserving your property’s condition, security, and long-term value.

If any issues are observed, we document and notify you of them and can even coordinate the repair with our local trusted service providers.

EXTERIOR

  • Bring all packages and mail inside

  • Remove junk mail and soliciting flyers from front door

  • Inspect grounds for accumulated trash or debris

  • Monitor Landscaping for damage

  • Check for obvious irrigation leaks

  • Check for faucet leaks

  • Visual check for drainage issues

  • Check doors and windows for signs of break-in

  • Visual inspection for obvious vandalism

  • Visual inspection for obvious insect infestations or pests

  • Check if AC is running and dispelling heat

  • Check pool and/or spa for obvious issues

  • Check pool cage & dock for signs of damage

  • Visual inspection of boat and dock for obvious signs of damage (if applicable)

  • Other specialty systems as needed

INTERIOR

  • Ensure security system is functioning

  • Listen for obvious sounds (beeping/buzzing/etc.)

  • Check temperature and humidity settings on thermostats

  • Check breaker box

  • Check for vandalism and break-ins

  • Inspect for obvious pest and insect infestations

  • Check for obvious water leaks (including stains on ceiling or floors)

  • Run water in sinks and baths and flush stagnant water in toilets

  • Run garbage disposal

  • Check appliances for obvious signes of issues

  • Check window & doors for intrusion

  • Check breaker box

  • Visually Inspect air filter(s)

  • Check garage (turn on cars if needed)

  • Other specialty systems as needed
