We coordinate all of your yearly scheduled property maintenance as well as any property services that arise as needed.Examples of yearly scheduled property maintenance include weekly landscaping, bi-annual window cleaning, routine pool care, and even yearly checks of your water heater.
Examples of unscheduled property services could include and irrigation leak, a deep cleaning service from a spill, replacing a broken or damaged item.
a. (Asset Documentation)As part of your property concierge service we can help you document, track, and manage any of your valuables and assets. There are many reasons why this is very important. Examples of this could be documenting all of your valuable jewelry, luxury cars, boats, planes, art, or even wine collection. We use a dedicated app for all of our services and there is a specific section that is used to professionally track your assets and valuables correctly.
b. (Home Watch)
As part of your property concierge service, you are allotted a certain amount of hours each week dedicated to vendor coordination, quality control visits, and other kinds of property visits. As part of this, we can provide a home watch service for our clients that are gone for long periods of time. The home watch service is geared more towards checking thesecurity, maintenance, and functionality of your property. Examples of this could be regular, detailed checks (often 30+ points) of both the interior and exterior to identify issues like water leaks, mold, pest infestations, or security breaches. Although our normal property walks do keep an eye out for these things, our regular property walks are more for checking on the scheduled maintenance activities. We are more than happy to perform additional home watch services for our valued clients on our property visits.(Lifestyle Concierge)
We coordinate any additional lifestyle services that you may need. There is no minimum amount of work that needs to be coordinated and we are happy to help make your life easier any way we can.Examples of scheduled lifestyle concierge services could include having your pets groomed on a regular basis, weekly checks for packages and holding them for you, regular chauffeur services, or even helping coordinate yearly parties with professional party planners.
Examples of other “on-call” type lifestyle concierge services could include help booking a last minute vacation with an agent, exotic car rentals, in-home spa treatments, floral arrangements, or possibly reservations at a restaurant.

We will schedule a discovery phone call, or even possibly do it with you when you first call. The discovery process involves hearing about you, your life, and any properties you would like us to oversee. We will also discuss our pricing, process, and why you can trust us with your most intimate details of your life.
If you choose to use our service, there is a quick yet thoughtful process of signing our service agreement and NDAs, arranging monthly payments, and signing any legal forms you may require of us.
Next, our initial property visit can take anywhere from a few hours to multiple visits across a few days to fully understand and document all maintenance your property requires. During this time, we are using our dedicated estate maintenance management app to fully document your property and all of its assets, systems, and services.
Next, we take on the task of sourcing and onboarding quality service vendors for all of your property maintenance needs. We are more than happy to work with any of your current vendors and will seamlessly integrate with them to avoid any unnecessary disruption in their service. Our process only helps your current providers by increasing their quality control and efficiency which helps produce an even better quality of work. Additionally, as part of the vendor onboarding process, we use our comprehensive knowledge to select the most qualified providers, make sure they carry the property licensing and insurance, and have them sign service agreements and NDAs to better protect you.
After this, we create your yearly property maintenance schedule, confirm with the vendors, and get pricing expectations. Eventually, we will have a complete yearly costing schedule for your records.
From here we start the main process of visiting your property on a recurring basis to meet with vendors, do quality control checks, and any other property walks that are needed. This is also the time when we can work in any lifestyle concierge services you may need.

Our pricing is transparent and straight forward, with no hidden fees.
We charge a small onboarding fee to cover the time it takes to set up your property. This includes the initial visit, property documentation, the vendor sourcing/ vetting/ onboarding, and scheduling which usually takes 1 week.
Unlike most companies, we don't charge a percentage on top of the total cost of each service we manage. We keep things simple and straightforward. We charge a low monthly rate which gives you enough weekly hours to oversee all the work your property needs. The only costs you see are our regular monthly bill, which never changes, and the bill you get from the subcontractor. There are no surprise fees tacked on anywhere.
Our lifestyle concierge services are billed on a per hour basis and at a reduced rate compared to our regular property concierge services which are billed monthly for a set amount.
